OCC & RevPAR base

The user can define if the Occupancy and the REvPAR calculation would be based on hotel capacity or based on capacity, but taking out the OutOfOrder rooms.

Eg. for CAPA = 100, OoO = 5, RN = 30:

• when CAPA => Occ = 30%
• when CAPA – OOO => Occ = 31.57%
